What is a Zoning By-Law?
Loyalist Township is developing an updated Comprehensive Zoning By-law that will reflect the policies and directions outlined in the Township's Official Plan. As members of the community we want to hear from you as we review, clarify, and update the Zoning By-Law. Be sure to check this page regularly for project updates and information on public engagement opportunities.
The Zoning By-Law sets the rules for what you can and can not do on a piece of land. They are the rules that help shape how (and where) our communities grow. The zoning by-law lays out permissions and regulations on matters such as:
- How land can be used
- Where specific types of buildings can be located and what they can be used for
- Parking requirements, building heights, setbacks from the street and your neighbour's property
The current Zoning By-law is available on the Township’s website, where you can look up your property’s zoning and understand what land uses and building regulations apply.

🔹 Step 2: Identify your zoning (e.g., Residential Type One, Village Commercial, Agricultural).
🔹 Step 3: Check the by-law for details on permitted uses, building heights, setbacks, and other regulations.
In 2022, Loyalist Township adopted the Official Plan Comprehensive Review Amendment that will guide development until 2036. This plan reflects the community’s vision for the future, including how we grow, protect our natural areas, and enhance quality of life.
To bring this vision to life, we need to update the Township’s Zoning By-law. Under the Planning Act, municipalities must review and update their Zoning By-laws within three years of updating the Official Plan. This ensures that the rules for land use align with the long-term goals of the Township and create a clear, consistent framework for development.
Updating the Zoning By-law will:

✔ Update regulations to improve clarity and interpretation
✔ Update outdated regulations and comply with new legislation

Homeowners:
- Property Use and Renovations: the by-law determines how you can use your property Want to put an addition on your home? Widen your driveway? Conduct a business out of your home? Check the by-law!
- Accessory Buildings and Structures: If you plan to build a garage, shed, or deck, zoning rules outline size limits, placements, and setbacks from property lines.
- Additional Residential Units: If you want to add a rental unit to your home, zoning regulations specify where and how they are permitted.
Businesses and Developers:
- Where You Can Operate: Whether you want to start a business, or expand an existing storefront, zoning dictates where different types of businesses can be located.
- Development and Site Planning: If you plan to develop a property, zoning regulations guide land use, building heights, and parking requirements.
